Frequently Asked Questions (FAQ’s)

How much does it cost to pressure wash a driveway in San Diego County?

For 2026, most residential driveway cleanings range from $300 to $600, depending on the size of the driveway and the severity of the organic growth, oil or rust staining. We provide instant quotes through our online tool, which takes into account your specific property size and the type of driveway surface (concrete, pavers, stamped, asphalt).

How do you remove rust and orange battery acid stains from concrete?

Rust and battery acid stains are common in San Diego County due to fertilizer, rusty water irrigation and golf cart usage. These are chemical stains, not just dirt, so they cannot be “blasted” away with pressure. We utilize a specialized F9 Restoration process which is a professional-grade acid cleaner that chemically reverses the orange staining without etching or damaging the concrete’s surface. Here at Washed Out Pressure Washing we are certified F9 restoration experts.

Can you remove paint from my concrete driveway or patio?

No, we do not offer paint removal services. Effectively removing paint or heavy coatings from concrete typically requires media blasting (using abrasives like sand, glass, or walnut shells) or aggressive chemical stripping. Standard pressure washing, even with our high heat steam systems, is often insufficient for complete paint removal and carries a high risk of surface etching if used too aggressively. To protect the integrity of your concrete, we recommend hiring a specialized media blasting contractor for any projects involving paint or epoxy removal.

Will pressure washing my concrete patio damage the surface?

Not when performed by a professional. We adjust our PSI (Pounds per Square Inch) based on the age and condition of your concrete. Older or “creamed” concrete requires a more delicate touch, while newer driveways can handle higher pressure. Using incorrect tips or too much pressure can cause “wand marks” or permanent etching, which is why we use rotating surface cleaners to distribute pressure evenly.

Can you remove oil and grease stains from my garage floor or driveway?

Yes. We use industrial-grade degreasers and hot water “steam cleaning” (up to 200°F) to emulsify the oil and remove it from the surface. While 100% removal usually does not happen, it depends on how long the oil has been sitting and the porosity of the concrete. Our high heat deep cleaning process significantly lightens even the oldest stains and prepares the surface for a fresh, clean look or a new coating. Whatever stains remain will usually dissipate over time if the oil source has been removed.

Can you remove the orange rings left by potted plants or hard water stains?

Yes. Those orange or brown rings left by potted plants and irrigation are actually mineral and rust deposits that have chemically bonded to your concrete. Standard pressure washing will not remove them. We utilize a specialized F9 Restoration process using professional grade products. Unlike harsh acids that can etch or damage your driveway, our F9 BARC treatment chemically reverses the staining, lifting rust, fertilizer burn, and hard-water deposits from the pores of the concrete. This process restores the surface to its original natural gray color without compromising the integrity of the concrete finish. Washed Out Pressure Washing is a Certified F9 Applicator.

Why does my concrete look "tiger-striped" after I tried to pressure wash it myself?

“Tiger stripping” happens when a standard pressure washing wand is held at inconsistent heights and angles. This creates uneven etching on the surface. We prevent this by using Professional Surface Cleaners which are circular tools with multiple spinning nozzles that maintain a perfectly consistent distance from the ground, ensuring a flawless, uniform finish across the entire surface.

How do you handle water runoff from concrete cleaning in San Diego?

We follow a strict “Wash, Capture, and Recover” protocol. Per San Diego “Think Blue” guidelines, we use vacuum recovery systems to ensure that dirty water, grease, oil, and cleaning chemicals do not reach the coastal storm drains. The recovered water is first filtered to remove hydrocarbons and heavy metals then safely disposed of or used to irrigate appropriate areas of the property where it can be naturally filtered.

Is hot water pressure washing better than cold water for concrete?

Absolutely. Think of it like washing greasy dishes: hot water cuts through grease and organic matter much faster and more effectively than cold. Our Truck Mounted Hot Water Systems allow us to clean deeper into the concrete’s pores, killing algae and mildew spores at the source, which ensures your concrete stays clean for much longer.

How long do I need to stay off my concrete after it’s been cleaned?

You can usually walk on the concrete as soon as the cleaning is finished. However, if we apply a sealer, we recommend waiting 4 to 6 hours for foot traffic and 24 to 48 hours before driving a vehicle back onto the surface to ensure the sealant has fully cured and bonded.

Do I need to be home for my driveway or patio cleaning?

No, you do not need to be home during the service. Our goal is to make the process as convenient as possible for our clients. As long as our technicians have unobstructed access to the areas being cleaned and all outdoor water spigots are turned on and accessible, we can complete the work while you go about your day.

To ensure a smooth service, we just ask for two things:

  1. Secure Your Pets: Please ensure all loose pets are safely indoors or secured away from the work area (especially the backyard).
  2. Relocate Items: Make sure to relocate any items that you don’t want to get wet including area rugs, doormats, and fragile decorations.

Upon completion, we will email or text you the invoice along with photos of the project and you can check out online later after you have reviewed the work in person. If we encounter any access issues on-site, our team will contact you immediately via phone or text.
